What is an Evaluation:
Like an Appraisal, an Evaluation is an estimate of a property's As-Is market value, and must comply with FDIC 12/10 Inter-Agency Guidelines.
 
Why do an Evaluation:
Banks utilize Evaluations for:  loan renewals, new loans, lines of credit, smaller loans, impairment list management, loan workout, pre-REO, and REO valuation.
 
What types of Evaluation Solutions do we offer:
We offer the following Evaluation Solutions, which blend FDIC Guidelines with bank valuation policy, best practices, reasonableness, and common sense.

Lite-R Sales Approach Evaluation

Highest and Best Use: 
Owner or non-owner occupied (single-tenant) property. 

The Original Sales Approach Evaluation: 

Highest and Best Use: 
Owner or non-owner occupied (single-tenant), raw land, institutional, or REO property. 

The “Original” includes a detailed explanation and analysis of up to 16 adjustment criteria from the Sales Comparison Analysis (grid).  Best suited for more challenging property types like: mixed-use, bars, restaurants, raw land, commercial condos, and churches.

Sales and Income Approach Evaluation: 

Highest and Best Use: 
Income producing / multi-tenant property.

Sales, Income, and Market Rent Analysis (MRA) Approach Evaluation: 

Highest and Best Use: 
Income producing / multi-tenant property with higher vacancy and / or when the owner rents from themselves to determine both an As Is and an As Stabilized market value.

As Is and As Complete Sales Approach Evaluation: 

Highest and Best Use: 
Owner-occupied or multi-tenant property with a planned renovation, when a Cost Approach Appraisal is not required.  The Sales Comparison Approach is used to determine an As Is market value based on the current condition of the property. 

The Sales Comparison Approach is used again to determine an As Complete market value of the property based on a budget of the proposed improvements and condition.
